You shouldn't need a sales visit to find out roughly what something costs. Here is where each size starts, and what moves the figure from there.

What a ‘from’ price includes
Design and drawings, foundations on level ground, the insulated structure, timber cladding, sliding glazed doors, a painted interior with flooring, the electrical package with lighting, delivery and installation. Everything else is an option with its own price.
What moves the price
Six things decide the final figure.
None of them are hidden. Each appears as its own line in your quote, so you can see what you're paying for and change your mind about any of it.

Size
The biggest single factor. More floor means more structure, insulation, cladding and roof. A deeper room also needs more from its foundations.

Glazing
Glass costs more than wall. A fully glazed front with a side window is a different price from a single door, and worth it when the view is.

Exterior and interior finishes
Cladding material and internal lining change both the look and the cost. We'll show you options at different price points, side by side.

Services
A simple electrical connection is straightforward. Air conditioning, hard-wired data, water and drainage each add work, particularly if the room is a long way from the house.

Your site
Sloping ground, tree roots, poor access or a long cable run all affect groundworks and labour. We assess this in person, so it's in the quote rather than a surprise later.

Extras
Decking, a pergola, fitted cabinetry, a shower room, acoustic treatment. Each is priced as a separate line, so you can see exactly what it adds.

Questions
About cost.
Why don't you publish a single fixed price?
Because two rooms of the same size can be quite different buildings. A fully glazed front, air conditioning and a long cable run on a sloping site cost more than a simple room on level ground. We publish where each size starts, and the configurator shows what each choice adds.
What does a 'from' price include?
Design and drawings, foundations on level ground, the insulated structure, timber cladding, sliding glazed doors, a painted interior with flooring, the electrical package with lighting, delivery and installation. Everything else is an option with its own price.
Is VAT included?
Yes. The prices on this site include VAT. Projects in Greece are quoted in euros, with Greek VAT.
Will the final cost be higher than the quote?
Your written quote is itemised: the room, the groundworks, the electrics, each option, and anything specific to your site that we found at the assessment. The price only changes if you change the specification, or if we meet something below ground that nobody could have seen. If that happens we stop, explain it and agree the cost with you before carrying on.
How do payments work?
In three stages: 25% to confirm your order, 50% when we start on site and 25% at handover.
Do you offer finance?
Not directly. Most customers pay from savings or arrange borrowing through their own bank. Because payment is staged, you are never paying for the whole room up front.
